Viewings
Are you looking for an estate agent who will always go with you to the viewings for the same amount of money? You hear about it more and more in recent years: you pay a full brokerage fee, but the estate agent never actually has time to accompany you to viewings. At H.E.R., I think it is very important to be able to point out things that I notice in the home during the viewing and to be able to basically assess them properly (structurally).
Would you rather save some extra costs and only want me to do the viewing, if you want to make an offer, and would like me to view the house then? No problem! I am flexible in this and the costs will be slightly lower for you.

During the entire process of buying a house, I actively think along with you and assist you with questions and advice. Even after delivery, you can always call, email or text me. H.E.R. monitors all contact with all different parties during the entire purchase, from search to transfer. Always proactive advice & guidance.
I have the right connections in Amsterdam and the surrounding area for notaries, appraisers and architectural inspectors, for example, and I am happy to help you with any choices you need to make. I'm not satisfied until you are. When you are in your new place and feel that it went well and with sufficient attention, that’s what matters to me. I ensure you that I give all my time to you and the purchase process.
That’s why I work with a limited amount of clients at once so that I can give every client my utmost priority.

Buying a house in 6 steps

Eerst hebben wij een vrijblijvend (kennismakings-)gesprek. We bespreken de woningmarkt, jouw wensen, wat ik voor je kan betekenen en jouw financiële situatie. Heb je bijvoorbeeld al gesproken met een hypotheekadviseur? Een belangrijke eerste stap (indien nodig) voordat we verder kunnen. Ik kan je in contact brengen met een hypotheekadviseur waar ik goede ervaringen mee heb. Dit eerste gesprek is altijd gratis en vrijblijvend.

Jouw nieuwe huis aankopen met H.E.R.? Leuk, samen maken we er een succes van! We volgen samen het nieuwste woningaanbod op de voet en houden elkaar hiervan op de hoogte via whatsapp zodat we slechts met 1 klik de woningadvertentie te zien krijgen. Ik geef je graag van tevoren al advies over wat me opvalt in de advertentie. Ziet het er goed uit? Dan plannen we de bezichtiging in waar we samen naartoe zullen gaan.

Wil je een bod uitbrengen? Spannend! Ik neem alle documenten van de woning voor je door. Denk hierbij aan VvE-documenten, splitsingsakte(s), het eigendomsbewijs, erfpachtdocumentatie, kadaster, etc. Er is heel veel om aan te denken en te controleren! Ga je voor de hypotheekadviseur waar ik graag mee samenwerk? Dan zijn je voorwaarden waarschijnlijk beter dan die van een ander!Ook geef ik bijvoorbeeld advies of het opnemen van een bouwkundige keuring in je bod verstandig zou zijn. En over het beste bod met de juiste voorwaarden op basis van relevante referenties. Ik breng het bod voor jou uit en houd contact met de verkopende makelaar.

Wordt je bod geaccepteerd, geweigerd of krijgen we een tegenbod? In overleg met jou maken wij de onderhandelingen tot een succes! Hebben we te maken met een inschrijving? Dan is het wachten op het verlossende telefoontje en houden we nauw contact.

Als het bod geaccepteerd is, dan ga ik alle vervolgstappen in gang zetten, zoals de bouwkundige keuring, taxatie, notaris, etc. Geen zorgen, ik heb de juiste connecties voor de beste prijs. We nemen samen de koopovereenkomst door en ik ben bij het ondertekenen. Daarna gaan de 3 dagen bedenktermijn in en wordt een eventuele hypotheekaanvraag in gang gezet. Na het tekenen houd ik alle belangrijke data bij die zijn afgesproken in het koopcontract, zoals eventuele ontbindende voorwaarden.

Als alle voorwaarden zijn verlopen is de koop definitief! Uiteraard maak jij je klaar voor de verhuizing, maar ik verzorg nog de inspectie en overdracht bij de notaris. We nemen de leveringsakte samen door en tijdens de inspectie checken we of alles werkt en nog in dezelfde staat is als tijdens de (aan)koop. Ook nemen we de meterstanden op. Hierna gaan we samen naar de notaris voor de officiële overdracht en ontvang jij de sleutels van je nieuwe huis. Gefeliciteerd!

Home purchase rates
In principle, you do not pay a brokerage fee (= a percentage of the purchase price) when purchasing a home with H.E.R., because why should you have to pay more if you make a higher offer? After all, the work is the same. My rate is a 'fixed fee', so a fixed price. But if you prefer a brokerage fee, we will of course arrange that!
Do you not need a whole package or do you already have a home in mind? Would you rather do all the first viewings yourself? I am very flexible about this! Do you want to hand everything over to me? Then I would be happy to do it all for you!
With H.E.R. it is not about business targets and bonuses, I do not work from an expensive office and no colleagues have to be paid, so I can keep costs low.
H.E.R. rate is therefore considerably cheaper than the average real estate agent in Amsterdam.

After almost 20 years in Amsterdam, I have been living in Weesp with my family for several years now and I love living here. It's kind of like Amsterdam in miniature.
