Selling a house in Amsterdam

At H.E.R Makelaardij, your home gets the attention it deserves. A new step. Living together. Living bigger. Living smaller. Changed living wishes. Into the city or out of the city. But also less pleasant things in life such as breaking up or a death that means a house has to be sold. There may be many reasons why you want or need to sell your house.

I will help you with a smooth sale with the best end result. I listen to your wishes, your story. The best price or new residents who will care about your home as much as you do. We look at what suits you best. Your home and you will receive all the time and attention it needs from me.

Some interiors are already just perfect, but perhaps you could use some help with this or, for example, the house has been rented out. With my background in interior design and styling, I have the tools and advice to make your interior stand out. People sometimes forget how important that first impression is. I am happy to help you with this and will not hesitate to make your house stand out on Funda and all (social) media channels where I will present your home.

My approach

Always actively involved

Selling a house is not something you do every day. It can be quite a process with a lot of administrative work and legal documents. The first step is to carefully choose an agent, depending on your budget and your wishes. During the entire process and also after delivery, I actively think along with you and assist you with questions and advice.

Anyone can sell a house. But ensuring that the entire process runs smoothly, giving you the attention you need, providing you with the best advice, really taking the time for you and make the effort to attend all appointments is not something every real estate agent does. I ensure you that I give all my time to you and the selling process.
That’s why I work with a limited amount of clients at once so that I can give every client my utmost priority.

Non-obligational introduction and valuation

The entire sales process starts with a non-obligational meeting, no strings attached. Getting to know you and your house or home. And I will tell you what I do to make it the best sale possible.

I will also give a value of the house. This valuation is an indicator of the asking price. I can only advise you on this based on my knowledge and experience, but rest assured, you are ultimately the one who determines your asking price.

Can I sell your house? Then we will definitively make it a success together!

I cannot speak highly enough of the exceptional service Nicole provided in helping us purchase an apartment in Amsterdam. Your chances of selling are much higher with H.E.R.

Because of years of experience in construction, interior design/styling, real estate and brokerage, I can not only provide you with broad support and advice during the entire process, but also broadly inform and advise all viewers of your home so they really become much more enthusiastic of your home.

I am your proactive advisor and source of information during the entire sales process.

Providing real personal attention, so that you are not just another number, is very important to me. So you always deal with one person, so there is nothing to be transferred, which could cause noise. Very pleasant for you, but also for interested parties who do not have to wait for an answer or are forwarded to a colleague who often cannot provide correct information. Your broker always puts you and your specific wishes at the top of the priority list. I therefore opt for quality over quantity and am available to everyone in the evenings and weekends. All this in turn improves the chances of selling your home!

Home sales prices

At H.E.R. I do not charge a specific brokerage fee. I want to meet what you want and your budget. I would be happy to discuss with you whether you prefer a fixed amount or a brokerage fee (percentage of the transaction price).

And would you like to open the door for the appraiser or building inspector yourself? Then that should be possible. Do you want to hand everything over to me? Then I would be happy to do that for you!

At H.E.R. it is not about business targets and bonuses, we do not work from an expensive office and no colleagues have to be paid, so I can keep costs low.
H.E.R. rate is therefore considerably cheaper than the average real estate agent in Amsterdam. Curious? Call me and we'll figure it out.

About Amsterdam

I lived in Amsterdam for almost 20 years and was never bored for a moment. The countless cafes and restaurants, wide choice of theaters, museums, festivals and countless events, there is always something to see and experience. And I haven't even mentioned how beautiful Amsterdam is.

Every part of Amsterdam feels like its own village. You will soon have a favorite eatery, a cafe, a permanent bench in the park. Before you know it, you'll never leave the city again. But is that a bad thing... Amsterdam was granted city rights around the year 1300 and it remains a favorite with tourists and day trippers. But fortunately there is still more than enough Amsterdam left where it is quieter, more unique and more pleasant than the Damrak. What is your favorite neighborhood?
