With my background in interior design and styling, I have the tools and advice to make your interior stand out. People sometimes forget how important that first impression is. I am happy to help you with this and will not hesitate to make your house stand out on Funda and all (social) media channels where I will present your home.

Selling a house is not something you do every day. It can be quite a process with a lot of administrative work and legal documents. The first step is to carefully choose an agent, depending on your budget and your wishes. During the entire process and also after delivery, I actively think along with you and assist you with questions and advice.
Anyone can sell a house. But ensuring that the entire process runs smoothly, giving you the attention you need, providing you with the best advice, really taking the time for you and make the effort to attend all appointments is not something every real estate agent does. I ensure you that I give all my time to you and the selling process.
That’s why I work with a limited amount of clients at once so that I can give every client my utmost priority.

The entire sales process starts with a non-obligational meeting, no strings attached. Getting to know you and your house or home. And I will tell you what I do to make it the best sale possible.
I will also give a value of the house. This valuation is an indicator of the asking price. I can only advise you on this based on my knowledge and experience, but rest assured, you are ultimately the one who determines your asking price.

We spreken elkaar de eerste keer in de woning die je wilt verkopen. We bespreken jouw wensen en wat ik voor je kan betekenen. Ik vertel je graag over hoe de woningmarkt zich op dit moment ontwikkelt en geef je advies over wat daar de juiste verkoopstrategie bij is op basis van mijn ervaring. Je kiest zelf de verkoopstrategie en het mediapakket die het beste bij jou passen.. We nemen de tijd om de woning door te lopen en indien nodig globaal na te meten. In sommige documentatie, zoals bijvoorbeeld de BAG-viewer kloppen de m2 regelmatig niet, aangezien de meetinstructie gebaseerd op de NEN2580 pas in 2010 werd ingevoerd. Hierna kan een waardebepaling af worden gegeven en zullen we een persoonlijk verkoop- en mediaplan op maat maken. Ik werk met verschillende mediapakketten en jij kiest uiteindelijk wat het beste bij jou past.

Jouw huis verkopen met H.E.R.? Leuk, samen maken we er een succes van! De foto’s laat ik altijd maken door een professionele fotograaf. Het heeft zich ondertussen lang en breed bewezen dat goede foto’s cruciaal zijn voor kijkers om hun aandacht vast te houden en om door te klikken. Tijdens ons eerste kennismakingsgesprek heb ik de woning natuurlijk al gezien en geef je graag gratis stylingadvies om je woning er zo aantrekkelijk mogelijk uit te laten zien voor de foto’s en de bezichtigingen. Een uur voordat de fotograaf er is zal ik al aanwezig zijn om de puntjes op de i te zetten. Ik steek ook graag zelf de handen uit de mouwen en indien nodig neem ik ook wat accessoires mee om het af te stylen! Met mijn achtergrond in interieurstyling- en ontwerp heb je er dus je eigen gratis verkoopstylist bij! Zo zorgen we er samen voor dat alles er tiptop uit komt te zien. De fotograaf meet ook volgens de NEN2580 alles in voor de plattegronden en het meetrapport. Ook een energielabel kan ik voor je regelen voor een vriendelijke prijs.

Naast het complete mediapakket schrijf ik ook pakkende en volledige teksten en verzorg ik alle social media-advertenties. Ik zorg ervoor dat voor jou duidelijk is welke documenten nodig zijn voor de verkoop en zet alles in het digitale dossier, waar je deze ook kunt ondertekenen en invullen (zoals de vragenlijst en lijst van zaken). Makkelijk, overzichtelijk en veilig.

Vervolgens wordt de woning aangemeld op de verschillende media (o.a. Funda, NVM-uitwisselingssysteem, Facebook, Instagram en LinkedIn). Altijd een spannend moment! De bezichtigingsaanvragen komen binnen en we plannen deze in op de afgesproken dagen en tijdstippen. Tijdens bezichtigingen ontvang ik de kijkers kundig, netjes en professioneel. Ik zorg ervoor dat ze een positieve ervaring hebben, zodat de verkoopkans groter is. Tijdens de bezichtiging kan ik de kijkers meteen informeren over mogelijke verbouwingen en styling door mijn achtergrond in bouwkunde, interieurontwerp en -styling. Direct na elke bezichtiging(sronde) vertel ik je hoe het is gegaan.

Ik geef je graag advies over de beste verkoopstrategie. Ik onderhandel, in overleg met jou, voor het beste bod. Welk bod jij uiteindelijk accepteert is geheel aan jou. Samen bespreken we alle opties tot in detail. Bij een inschrijving kijken we samen naar de beste aanpak. Jij kunt de biedingen ook rustig doornemen in je eigen tijd in je eigen account. Wij doen de onderhandelingen voor je en uiteindelijk bepaal jij het winnende bod.

Overeenstemming bereikt? Gefeliciteerd! Dan kan de koopovereenkomst worden opgesteld. Samen nemen we deze door en wordt zonodig aangepast. H.E.R. begeleidt jou natuurlijk ook bij het tekenen. Ik zorg er voor dat de koper terecht kan voor een eventuele taxatie en/of bouwkundige keuring. Dan is het wachten tot de wettelijke drie dagen bedenktermijn verloopt en de eventuele ontbindende voorwaarden. Na het ondertekenen houd ik al deze belangrijke data voor jou bij.

Alle voorwaarden verlopen? Dan mogen de bubbels nu echt open! De leveringsakte nemen we samen door. Voor de overdracht bij de notaris plaats vind zal de inspectie van de woning plaats vinden. Daarna gaan we samen naar de notaris voor de eigendomsoverdracht en jij dus de sleutels in ontvangst neemt. Proost!

At H.E.R. I do not charge a specific brokerage fee. I want to meet what you want and your budget. I would be happy to discuss with you whether you prefer a fixed amount or a brokerage fee (percentage of the transaction price).
And would you like to open the door for the appraiser or building inspector yourself? Then that should be possible. Do you want to hand everything over to me? Then I would be happy to do that for you!
At H.E.R. it is not about business targets and bonuses, we do not work from an expensive office and no colleagues have to be paid, so I can keep costs low.
